📊 The Weekly Altos Market Report: July 27, 2026

Mortgage rates hit a new high for the year. Demand growth is slowing, even as sales stay slightly positive year over year. Inventory keeps edging higher, and sellers are leaning more on price cuts and relists to find a buyer.

📈 The National Data

Nationally, the market is still moving forward, but as mortgage rates push up toward 7% the data is starting to show a slower, more price-sensitive buyer.

  • Inventory: Single-family active inventory rose to 865,233 from 859,359.

  • Prices: Median list price held at $449,900 and median new-list price stayed at $425,000.

  • Price cuts: The share of listings with price reductions increased from 40.22% to 40.64%.

  • Market time: Median days on market stayed at 63 for single-family homes.

Bottom line: this is a steady-but-cooling market where the agents who lead with realistic pricing, crisp prep, and weekly feedback-driven adjustments will capture the motivated buyers who are still out there despite higher rates.

💡Turn National Data into Local Context with Altos

Here’s how agents and teams can translate this week’s national story into local conversations that win listings and help buyers act decisively:

  • Translate flat days-on-market into micro-market urgency: Even though national median days on market stayed at 63, rate pressure can widen the gap between fast and slow pockets—use Days on market trends by ZIP code to label each area as “move-now competitive” vs. “patient buyer advantage.”

  • Get ahead of the growing price-cut signal: With price reductions ticking up while the median list price held at $449,900, pull the Altos Price reduction chart alongside Median list price trends to show where buyers are gaining leverage and where pricing is still sticky.

📰 Market News & Policy Watch

Beyond the weekly numbers, several key developments are shaping the 2026 landscape:

  • Coldwell Banker Warburg folds into Compass in New York: Compass is absorbing the Coldwell Banker Warburg brokerage into its NYC operations (rebranding it as “Warburg at Compass”), a reminder that in a slower, rate-sensitive market, scale and shared services can matter as much as lead flow. See what the Compass-Warburg move signals for NYC competition.

  • New York outflows reshape housing demand in Texas and Florida: New analysis argues the migration story isn’t just about headcount: higher-earning households leaving New York are disproportionately fueling demand, household formation and new-community growth in Texas and Florida. Use the migration insights to sharpen relocation-buyer strategy.

  • ‘Tale of two’ Miami housing markets reflects changing priorities, international demand: Miami’s single-family market is tighter and pricier while condos face heavier supply and much longer market times, with international demand still playing a major role. See how Miami’s split market is reshaping pricing and negotiation.
