One of the most common questions I see from people before they buy land is some version of this:
“What can I actually do with it?”
Great question.
There’s three main things that determine what you can do on a piece of land:
Zoning, access, and utilities.
Zoning tells you what type of use is allowed.
Residential zoning means you can build a home.
Agricultural residential gives you more flexibility, think animals, structures, small-scale farming alongside residential use.
If it says R-1 or anything with "residential" in the name, building a home is on the table.
Access determines whether you can physically get onto the property or not by vehicle or other route.
A landlocked parcel with no road access is the one situation that creates real headaches.
Every property we sell has documented legal access.
That's not something we leave to chance.
Utilities are where people overthink it.
You don't necessarily need city water and power to build. A well and septic system handle water and waste on most rural properties. Solar handles power. People build perfectly livable homes off-grid every day.
The question isn't whether utilities are there. It's whether the zoning allows you to bring them in, and in most cases it does.
If all three check out, you can build.
Keep in mind…
We always encourage you to do your own due diligence to make sure the zoning hasn’t changed, or current development projects haven't affected anything.
We do try to make it easy for you, by putting the current zoning on the listing, however verify with the respective County to be 100% sure.
