🏆 The most expensive home sale recorded in Cook County was in Chicago, where a condo at JDL Development’s One Chicago at 14 West Superior Street sold for $8 million. The buyer was a trust. The unit has four bedrooms and four and a half bathrooms across 6,100 square feet, according to Realtor.com. The deal works out to $1,300 per square foot. Nancy Tassone with Jameson Sotheby’s International Realty represented both sides of the transaction.

🏆The priciest commercial deal to hit Cook County records was Austin-based Digital Realty, a data center firm, closing on its purchase of the office campus at 3800 Golf Road in Rolling Meadows for $81.5 million. The seller of the 40-acre site, known as Atrium, was Brennan Investment Group, led by Michael Brennan, who acquired the property out of foreclosure in 2023 for just over $27 million.
📊 Irvine, California-based Shopoff Realty Investments sold two office properties to Chicago-based Slate Asset Management. A Chicago office building at 224 North Des Plaines Street sold for $13.2 million. The building stands six stories tall and spans 81,300 square feet, according to LoopNet. The other property is located at 900 North Franklin Street, which traded for $14.8 million. It stands eight stories tall and measures 95,800 square feet, per LoopNet.
📊 In Woodlawn, an LLC tied to Jason Vondrachek of Quest Realty Group offloaded a newly built apartment complex at 825 East 61st Street for $16.5 million. The buyer was Original 825 LLC. The property has 60 units, and Essex Realty Group’s Steven Livaditis had the listing. The transaction works out to $275,000 per unit.
📊 A four-story apartment complex known as the Ace of Ashland at 1011-1023 North Ashland Avenue in Chicago traded for $16.4 million. The seller was an LLC tied to real estate investor Ross Babel of Fulton St. Companies. Built in 2018, the building has 33 apartments and two retail units, according to its listing on Redfin. The buyers were Ace on Ashland Owner LLC, Ace on Ashland MB 1 LLC and Ace on Ashland MB 2 LLC, which all have an address tied to Dwelle Properties.

Builders began putting up more single-family homes in August, an unexpected ray of hope for a constrained housing market.
Last month, private builders started constructing 918,000 single-family homes, a 5.2 percent increase year over year and a 7.6 percent surge from July, according to the most recent U.S. Census data.
